What you need to know about residential garage door openers
Your garage door is equipped with an opener that uses either a chain drive (like the one on a bicycle) or a belt drive (made of rubber and reinforced with metal wires).
Both types of garage door openers work quite well. However, the chain drive requires a bit more maintenance since it must be lubricated at least twice a year. Over the years, if a minor problem with a garage door opener occurs, it’s likely due to a misalignment or obstruction of the photocell reversing system, or due to low battery strength in the opener’s remote control. The automatic reverse mechanism (activated when the door is closing) is one of the most important features of a garage door opener. It is operated by two safety mechanisms. The first is mechanical: if the bottom of the door makes contact with an object as it is lowering, it will reverse itself automatically. The second mechanism is a photocell: if someone or something passes through the beam, the door reverses and goes back up. For the opener to detect a person or object in the door’s path, both mechanisms must be in operation. It is therefore important to have these reverse mechanisms checked at least twice a year. It is not advisable to rely only on the fact that there is an opener to open and close the door. An opener can easily lift 100 kg (225 lb) but can also push 100 kg towards the ground.
A garage door opener must always be in good working order to function property, which also avoids many problems in an emergency. For example, during a power outage, if your garage door opener is not equipped with backup battery power, you would need to use the manual release handle (the red cord) located inside your garage in order to open and close your door.
