Do you know that you interact with an enormous and dangerous system on a daily basis? The garage door is many things – handy, easy to use, and helpful in securing the home. However, it can also be dangerous, especially if it is outdated.
Unfortunately, many homeowners think they can let it go “a bit longer”, particularly if the door still opens and closes on command.
Are they correct in thinking that way? In a word: NO. There are risks to your safety if you ignore any sort of outdated part, component or system associated with a garage door.
Let’s consider the different risks and why any outdated garage doors are dangerous and should be replaced.
The Size and Scale of Garage Doors
We often forget how big and heavy garage doors are, when they are actually the biggest moving piece of a home. They can take up from 20 to 45% of the front or face of the house, and can weigh a lot. For example, the average 9-foot-wide garage door can weigh about 140 lb. (63.5 kg) and a 16-foot door (as is used for a 2-car garage), around 260 lb. Garage door openers, then, are designed to lift and push down up to 350 lb. (159 kg), as some doors can actually weight that much!
That is why it is vitally important that they work safely at all times.
After all, if it can lift and push down such weights, an outdated system might accidentally close on a person, car or animal. It is why photo-eye safety reversing systems are required.
It is also why an up to date spring system is vitally important, too. The spring system, also called the counterweight system, is what is used to effectively open and close a garage door. The system demands attention and adjustment whenever needed, and the life span for these springs is not all that long, whether torsion or extension, they usually don’t go past seven years.
How can you know if your system is outdated and in need of replacement and repair? The properly balanced garage door will feel as if it weighs between 8 and 10 lb. (3.5 to 4.5 kg), and it should not be a struggle to open or close. Test it out by disengaging the door opener (pulling the emergency cord), and try to lift it open with just one hand. If you cannot manage, contact us immediately.
Never try to repair the problem yourself because the spring system is under very high tension and is the responsibility of a professional. Of course, almost any repair to an older door requires professional expertise, and it is a knowledgeable pro who can alert you to the fact that it is time to get a new system.
The professionals on our team can help with hinges and make adjustments to any loosened nuts or bolts. They can also examine the track system, and secure bolts as needed. They will also look at the rollers to ensure they are not sliding or slowly becoming less round and more squared. They also check rollers to ensure they are still connected to the shafts that hold them. Of course, basic professional upkeep will involve lubricating metal parts, particularly if your garage is damp and prone to causing rust on metal parts or pieces. If the system is not outdated and can be maintained, we will ensure the springs, rollers, and tracks are properly lubricated for safe use.
On the Issue of the Door Opener
Naturally, an outdated door may actually mean an outdated door opener. If yours is more than 20 years old, it probably does not have an automatic reversal system that forces the door to reverse direction if any obstacles are encountered. This is an unsafe situation and we recommend changing your garage door opener if your current one was made before 1993 to ensure safety for all.
Plus, getting a modern opener may mean being able to use one of the most fascinating advances in garage door technologies – the remote opener that can be operated using your phone. Since 2014, LiftMaster’s MyQ™ advanced technology allows you to communicate with your garage door from anywhere! Open or close it with a tap of the button and never worry or wonder if you remembered to secure your home!
